Skylight Repair in Portland, OR & Vancouver, WA

A leaking or damaged skylight lets water, drafts, and cold into your home fast — and in the rainy Pacific Northwest, a skylight leak won’t fix itself. Jobin Roofing repairs skylights for homeowners across Portland, OR, Vancouver, WA, and the surrounding Clark County and Greater Portland metro. As a licensed roofing contractor, we fix the actual cause — usually failed flashing or seals — not just the symptom you can see from inside.

Common Skylight Problems We Repair

Most of what goes wrong with a skylight comes down to a handful of issues. We repair all of them:

  • Skylight leaks — the most common problem, and usually a flashing or seal failure rather than the glass itself.
  • Cracked or broken glass / glazing — from impact, age, or thermal stress.
  • Foggy panes or condensation between the glass — a sign the sealed unit has failed.
  • Worn or damaged flashing — the number-one leak cause, especially in our wet climate.
  • Drafts and energy loss around the frame.
  • Vented skylights that won’t open or close — motor, crank, or seal issues.

Repair or Replace?

Sometimes a repair is the right call. Sometimes an aging skylight is better replaced. Here's how we think about it, and we'll give you an honest answer at your free inspection, not an upsell.

Repair When a fix is the smart move

  • The leak traces back to flashing or a worn seal, not the glass
  • A single pane is cracked but the unit is otherwise sound
  • Flashing around the frame has worn but the skylight is in good shape
  • A vented skylight won’t open or close, whether motor or crank
  • The skylight is relatively young and built to last

Replace When replacement makes more sense

  • Fogging or condensation between the panes because the sealed unit has failed
  • The skylight is reaching the end of its service life
  • It keeps leaking despite previous patch attempts
  • You want better energy efficiency or a vented/solar upgrade

If replacement turns out to be the better path, we handle that too. See our skylight installation service.

Common Skylight Repair Questions

Most skylight leaks aren’t coming from the skylight itself — they come from failed flashing or worn seals where the skylight meets your roof. In the wet Pacific Northwest, that flashing takes a beating year-round, and once it fails, water works its way in around the frame rather than through the glass. Less often, a leak traces back to a cracked pane or a failed seal between the glass layers. The only way to know for sure is to inspect the flashing and roof integration around the unit. As a licensed roofing contractor, we find the actual source and reseal it properly so the leak doesn’t return — instead of just caulking over the symptom.

Fogging or condensation between the panes means the airtight seal inside the glass unit has failed, so the moisture is trapped where you can’t clean it. Depending on the skylight’s age and condition, we’ll advise whether replacing the glass unit or the whole skylight makes more sense, and give you an honest recommendation at your free inspection.

It depends on what’s actually wrong. A flashing reseal or minor leak repair is on the lower end, since it’s mostly labor and materials around the frame. A cracked or fogged glass pane is more involved, because the glass unit usually has to be ordered and replaced. A vented skylight’s motor or crank falls somewhere in between. Because the cause isn’t always obvious from inside, we start with a free inspection to pinpoint the problem and check the roof integration around it, then give you a clear estimate before any work begins. In many cases a targeted repair costs far less than a full replacement.
