Roof Replacement Portland Oregon
Portland, Oregon Roof Replacement
A new roof is one of the biggest things you will buy for your home. You should know what you are paying for and why. We do full tear offs, we fix what is wrong underneath instead of covering it up, and we tell you what your roof actually needs. Sometimes that means you do not need a new roof yet.
The Problem Is Usually Not Just the Shingles
Shingles are the part you can see. They are rarely the whole story.
We often pull off an old roof and find the real problem underneath. Bad ventilation that cooked the shingles from below. A valley that was framed so debris packs into it. Gutters that sit wrong against the wall. Decking that was covered over instead of repaired.
If we put a new roof on top of those problems, you get a new roof with the same old problems. So we look at the whole system, we show you photos of what we find, and we tell you what it will take to fix it.
Ventilation
Poor ventilation traps heat and moisture in the attic and can shorten the life of the roof from underneath.
Decking
A full tear off lets us see damaged, rotten, or poorly repaired decking instead of covering it again.
Water Control
Valleys, gutters, flashing, walls, and roof penetrations often tell us more about a leak than the shingles themselves.

Getting Ahead of It
This homeowner did the smart thing. Their roof was in the last third of its life and still working, and they called us for an inspection before anything went wrong.
We checked the roof and the attic. The roof had life left, but the ventilation was poor, which is what shortens a roof’s life more than anything else in our climate. Warm damp air gets trapped up there and slowly breaks the roof down from underneath.
We replaced the roof and fixed the ventilation at the same time. That meant adding edge vents to bring fresh air in at the bottom and improving the exhaust vents to let hot air out at the top. Air moves through the attic now instead of sitting in it. The new roof will last longer because of it.

A Leak Nobody Could Find
This home was designed by a well known Portland architect and built with shiplap decking, with the roofing installed straight over it. That was normal for the era.
The last roof was less than ten years old. Whoever installed it sheeted over the shiplap with half inch plywood before roofing. That is a common practice and one we use ourselves. But it raised the height of the roof deck, and this house has shallow custom copper gutters that were original to the home. Once the deck came up, those gutters ended up partly resting against the outside wall.
So every time it rained, water ran down the inside of the wall.
The homeowner had been dealing with this for years without a clear answer for why it was happening. The fix was not simple. We replaced the roof, corrected the gutter and decking height around the whole perimeter, and installed a heavier membrane.
We also reframed a valley that had been collecting debris, so leaves pack out instead of damming up and pushing water sideways under the shingles.
The rain does not come inside anymore.
